Before buying a rental in a new county, research the local PHA.

• Google Reviews: Read them, but ignore tenant complaints about waitlists. Look for LANDLORD reviews complaining about "lost checks" or "impossible inspections."
• REIA Meetings: Go to a local Real Estate Investor Association meeting and ask: "How is the Section 8 office here?" The veterans will tell you the truth immediately.
