The Section 8 Lease Renewal Process: Do You Need a New Inspection?

Month-to-Month is Standard
After the initial 12-month term, HAP contracts typically convert to month-to-month automatically. You do not need to sign a new 12-month lease unless you want to.
Rent Increases at Renewal
If you want to raise the rent for the new term, you must submit the request 60 days prior. The PHA does not automatically increase rent just because the lease renewed.
Inspections
Renewing the lease does not trigger a special inspection. The annual/biennial inspection schedule continues regardless of the lease term.

Check tenant eligibility for Housing Choice Voucher program. Verify income limits by household size.
