Spring is here, and for Section 8 landlords, it's the perfect time to tackle some important tasks. Whether you're preparing for an inspection, thinking about rent adjustments, or just doing seasonal maintenance, this checklist will help you stay on top of everything.
Financial Tasks
1. Review Your 2026 Payment Standards
Have you checked if your area's payment standards increased for FY2026? Many areas saw 6-10% bumps. If your rent is below the new standard, you might be leaving money on the table.
Action: Look up your ZIP code's current payment standard and compare it to what you're charging.
2. Request a Rent Increase (If Applicable)
If your current rent is below the payment standard and comparable market rents support an increase, now's the time to submit that request. Most PHAs allow annual rent adjustments.

This is the #1 reason units fail HQS inspections. Detectors need to be present on every level, in every bedroom, and they all need working batteries.

Winter weather can cause hidden issues. Look for water stains on ceilings, soft spots in flooring near windows, musty smells in closets, and peeling paint (especially in pre-1978 buildings).

Your heating system worked hard all winter. Before cooling season starts, schedule service to replace filters, check the AC unit, clean vents and registers, and test the thermostat.
